Job Purpose
Assume responsibility of the job from Letter of Intent through Frame Start. Establish a positive working relationship with the customer, reinforcing the Colt brand from day one. After frame start, stay with the job through completion, taking on any plan revisions or contract/scope changes as determined by the PM.
Duties and Responsibilities
Contract Review Period Tasks
- Compare scope from proposal vs. contract.
- Review overall schedule & durations.
- Review contract scope and flag anything on the exclusions checklist.
After Contract is Executed
- Initiate Purchase Estimate from the estimating department.
- Setup Job Folders and copy all pertinent estimating files into job folders.
- Meet with the estimator and gather estimating info: latest estimate, plans, CS sheet, etc.
- Setup Fieldwire with contract plans and initial task list.
- Establish a point of contact with the customer for the precon process.
- Determine market availability of specific products, species, treatments, etc.
- Review plans for atypical details and prepare a report.
- Generate Material Submittals and submit to the customer.
- Start RFI Log; Submit and track RFIs for plan discrepancies, material substitutions, etc.
- Fill out Job Start Info (JSI) with ROs, gypcrete thickness, etc. Submit as RFI #1 for customer approval seeking this info if not given on plan.
- Review estimate with focus on hardware, holddowns, beams, specialty hardware, stud lengths. Confirm estimate covers the entire scope.
- Get and review current material quotes from various vendors (trusses, panels, lumber, hardware, etc.).
- Submit shop drawings for components, CLP.
- During the precon period, manage and track all plan revisions, taking care to notice anything that will affect Colt Builders’ scope of work.
- Notify the PM and customer immediately of any changes affecting cost.
- Revise CS sheet as necessary to match all current quotes.

- Organized current plans with notes/highlights/clouds regarding pertinent information

- Preliminary Material Submittals and component submittals
- Qualified Vendor Quotes
- Organized RFIs
- Initial budget (cs sheet) and schedule
Qualifications
- Specialized knowledge of the wood framing construction industry
- Proficiency using Fieldwire, PlanGrid, Microsoft Excel
- Advanced plan reading skills
- Attention to detail.
Working Conditions
This position is a Monday – Friday fulltime position and may require weekend work in order to meet the deadlines and needs of our field team customers. This job may require site visits and travel.
Essential Function Requirements
The position requires sitting for long periods of time, stooping and computer use, and to occasionally lift up to 25lbs.
