The Opportunity: Licensed Architect/Engineer (Plan Review)
Pulley is seeking licensed architects and engineers to review commercial plan sets and produce structured International Building Code (IBC) compliance findings across various disciplines, including egress, fire-resistance, accessibility, structural, and MEP. This role is crucial for ensuring projects move smoothly from planning to opening without delays.
Who You Are:
Option 1: Experienced Architect
- You may be a Senior Project Architect or Technical Architect with extensive experience in Quality Assurance/Quality Control (QA/QC) of construction documents (CD sets) before permit submission.
- You possess a deep understanding of building codes, able to cite specific IBC tables supporting findings.
- Required: 15+ years of commercial experience with hands-on QA/QC, permit, and correction-letter experience.
- Must be comfortable reviewing plans on-screen within a web application.
OR
Option 2: Municipal/3rd Party Plans Examiner
- You may be a current or former municipal plans examiner or a third-party plan reviewer.
- Required: 10+ years of commercial experience with extensive, hands-on permit/correction-letter experience.
- Required: ICC certification (Building/Combination/Fire Plans Examiner or MCP) or equivalent.
- Must be comfortable reviewing plans on-screen within a web application.
Key Responsibilities:
- Conduct detailed reviews of commercial plans for code compliance, identify missing information, and flag inconsistencies.
- Evaluate review comments and markups for accuracy and clarity of compliance rationale.
- Provide concise written explanations of review findings and compliance rationale.
- Utilize a simple web-app interface for plan review; comfort with screen-based and PDF plan review is essential.
Key Qualifications:
For Option 1 (Architect):
- A licensed or credentialed specialist: RA, PE/SE, FPE, CASp, or relevant ICC specialty certification (Accessibility, Fire, Structural, or Energy Plans Examiner; MCP).
- 15+ years of experience in commercial construction with robust skills in plans coordination, review, and QA/QC.
For Option 2 (Plans Examiner):
- ICC Certified Building, Combination, or Fire Plans Examiner — or Master Code Professional (or equivalent).
- 10+ years of commercial experience, with at least 5 years of commercial plan review at an AHJ (Authority Having Jurisdiction) or a third-party review firm (e.g., SAFEbuilt, Interwest, Willdan, NV5, CSG).
- (Plus) CASp certification or experience with California/Florida codes (CBC, Title 24, FBC).
- (Plus) Prior third-party or peer review work for jurisdictions.
Compensation:
- $125–150 per hour.
- 1099 contract position.
- Remote and flexible schedule.
- Workload: Approximately 8–24 hours per month initially, with flexibility to set your own pace and hours.
